Our Housing Market Report provides location-specific, data-driven analysis for the domestic real estate market. Our research provides an accurate picture of developments, helping to plan projects optimally. The report can help to greatly mitigate the risk of real estate development decisions.

Our research aims at providing relevant end-to-end information through the development project life cycle:

Preliminary demand assessment

The study will identify the potential target groups for the development, their characteristics (e.g. education levels, purchasing power) and some keywords to support the marketing of the project.

The neighbourhood analysis provides an accurate picture of the strengths and weaknesses of the proposed development location, such as the characteristics of the public transportation and education infrastructure and labour market characteristics of the area will be provided. We also provide an overview on the building

During the competition analysis we will characterize the saturation of the local new residential market. We provide you with a list of ongoing and planned housing development projects and assess them from various angles like the apartment mix and the building quality.

We will give special focus on post-2000 housing as they are naturally the closest competitor for your new development. We base our empirical analysis on our unique database of [link] recently constructed homes, the very same that we use four our Housing Market Reports.

Planning

We examine the urban planning codes for the neighbourhood and how your development fits together with the development goals of the local authorities. We assess the maximal land-to-building ratio and under these constraints we make suggestions on the optimal housing mix, how to place housing units of different sizes in the building, various price differentiation methods, as well other amenities you may want to build. Where appropriate, we also discuss how different functions (e.g. residential, office, service, hotel) can be mixed within a project.

Project scheduling

Given how closely correlated the macroeconomic outlook and the state of the housing market are, we will provide you with an overview of the current macroeconomic and housing market trends. Additionally, you will have access to our granular spatial and temporal pricing data. Finally, you will receive a concise summary of the regulatory environment.

Based on building permits data, we assess the extent of new residential developments, focusing the neighbourhood of your project.  We also take into account zones which may feature little to no development currently, but which are designated and future development areas by the regulators. Based on our findings, we propose a timetable for your future development.

Pricing and marketability

In your development study we examine how prices have changed in the past three years and what kind of price movements you can expect. We will help you to benchmark your project using neighbouring developments, giving you access to our detailed price data of new and second-hand housing.

Leveraging our granular local database on factors such as the income or age distribution of a neighbourhood, we assess local demand and the possible price range for your project. Finally, our regularly updated estimates of local absorption speed will help you with how fast you can expect to sell your newly built housing units and identify units that may take a bit longer to sell.
